Is this the right region for you?

If you are looking for the crowded Portuguese beaches, this isn't the right place to you. This house is located on the least populated region of Portugal. There is around one person per square kilometre in this region! You can see the location using this link.

Despite being an isolated place it is 170 Km (105 miles) from Lisbon and 50 Km (31 miles) from Spain. There a seven buses per day to Lisbon.

Is this the right house for you?

House

This house is was a water mill that belonged to the Portuguese Royal Family and has more than 500 years old.

Most of the rebuilding was done having in mind a balance with the environment. I used as far as possible local material and ecological techniques.

The result is a very ecological house.

The land

There are 800 m2 (8600 ft2) of land. With olive, wine grape, orange, lemon, pomegranate, walnut, loquat, apricots, blackthorn, apple, pear and persimmon trees.
The land has being used for the last 6 years as an organic garden.
You can produce food enough to feed a family.

It has a 6 thousand litres water tank and a 1 thousand litres rain water tank.
A small well on the river bed is enough to bring water to the entire garden. It has a water pump installed on this well.

Roof

The roof has only three years old. From the bottom to the top it have 8 mm (0.3'') pine wood, 5 cm (2'') air box, 3 cm (1.2'') isolation, reinforced fibber-cement roofing shingles and traditional Portuguese roof tiles on top. The entire roof is supported by thick pine logs.

The upper living room have a two years old Portuguese pine floor.

The house is painted on the traditional way ("caiada"), with a paint based on heated marble stones.

The house has around 120 m2 (1,300 ft2) of roof and have two floors. Click here to see the floor plans.
All the ground level has stone floor while the upper level has pine wood and traditional ceramic floor. Three outside doors give access to the living room, kitchen and storage room.
The kitchen have a gas oven, sink, exhaust system, gas water heater, fridge and cloth washing machine.

The house has an authorization for three-phase electricity if needed but I have one-phase contract for now.

It has an independent Septic Tank (manutention free) with two separate parts, one for fermentation and other for oxygenation.

How much it cost to live there?

It is the opposite; you will receive money when living here!

This house has 1,1 KW on photovoltaic cells (seven panels) connected to the public electricity network and with 20 years warranty. It generates power enough to receive an average profit of 125 euros per month (paid by the national electricity company - EDP).

You have free water from a public well and I begin the setup of a thermal water panel to warm the water using the sun (not finished).
